Both luxury vinyl plank and laminate give you a realistic wood look for a fraction of hardwood's cost, and both hold up well in Metro Detroit homes. But they're not interchangeable - one is fully waterproof, the other is more scratch-resistant, and picking the wrong one for a given room is the most common flooring regret we hear about. Here's how we tell Metro Detroit homeowners to choose.
The One Difference That Matters Most: Water
LVP is 100% waterproof, core and all - it shrugs off melting snow tracked in at the back door, spilled water bowls, and basement humidity without a second thought. Laminate's core is wood fiber; modern water-resistant versions handle everyday spills fine, but standing water (a leaking dishwasher, a flooded basement) will eventually damage it. If the room sees real moisture - basements, entries, kitchens, mudrooms - we point homeowners to LVP every time.

Scratch Resistance: Laminate's Home Turf
Laminate's aluminum-oxide wear layer is harder to scratch than most LVP, which is why we recommend it for playrooms, home offices with rolling chairs, and dry-area rentals. Dog claws and dragged furniture legs simply don't leave the same marks they would on a softer surface.
Basements and Concrete Subfloors
Most Metro Detroit homes have a basement, and that's where this decision matters most. LVP floats directly over concrete with a vapor-barrier underlayment and doesn't mind occasional basement dampness. Laminate can go over concrete too, but only with a proper vapor barrier, and it's a worse bet in a basement that's ever seen water. If your basement has flooded before, or backs up to a sump pump, LVP is the safer long-term choice.

Book a free in-home estimateOur Rule of Thumb for Metro Detroit Homes
Wet or below-grade rooms - basements, kitchens, mudrooms, entries that catch Michigan slush - get LVP. Dry living areas, bedrooms, and anywhere scratch resistance matters more than waterproofing get laminate. Plenty of Metro Detroit homes run both: LVP through the main floor and basement, laminate upstairs in the bedrooms. We'll walk your rooms during a free estimate and tell you honestly which floor belongs where - not just push whichever one we happen to have in stock.
Either way, financing is available at 0% APR for 12, 15, or 18 months, and every install comes from the same crew that measures your home - see our reviews for what that's meant for other Metro Detroit homeowners.
